Plans are taking shape for 1,200 homes near Scunthorpe, as part of the wider Lincolnshire Lakes project.
The Lincolnshire Lakes scheme is intended to create 6,000 new homes through the creation of several waterside villages on land to the west of Scunthorpe, but east of the River Trent. The idea has been in the making for decades, but been beset by delays along the way.
These have included awaiting necessary infrastructure improvements, such as £13.1m completed flood defences between Burringham and East Butterwick, and the M181 Burringham bypass, being built. An early pre-application element has been completed for 1,200 homes, pencilled in for land west of Scotter Road South and its junction with South Park Road, Bottesford.
Gleeson Homes requested, and have received an answer on, the scope of a necessary environmental impact assessment (EIA) for the 1,200 homes development. The details of the project in the associated planning documents are limited. But as well as around 1,200 homes, the development would include a local centre, school, and public open space.
It may be some time yet before these 1,200 homes are built. Three other Lincolnshire Lakes planning applications have been made in the last 18 months – 599 homes on land east of the M181 and north of Burringham Road, Scunthorpe, 81 homes off Scotter Road South, and another 158 homes north of Burringham Road.
All remain pending decisions. The likes of bird surveying, Natural England concerns about impact on Humberside protected habitat areas, and financial viability assessment disputes go some way to explaining their prolonged passage through the planning process.
Keepmoat Homes is the applicant for the 593 homes proposal, while Gleeson Regeneration Ltd applied for the two smaller developments.
