Brown Moor employment plans earn allocation in Leeds Local Plan

Plans for a 60-acre industrial park have taken a step forward after its allocation into the Leeds Site Allocation Plan (SAP) for major employment use..

The ‘Integral’ plans, which are proposed for the Brown Moor site that sits near Thorpe Park Leeds business destination and The Springs retail and leisure centre, have been put forward by private developers Scarborough International Group (SIG). The firm has submitted an outline planning application for up to 596,500 sqft of business accommodation on the location which is bounded by the M1 motorway.

It will target companies in advanced manufacturing, logistics and other industrial sectors. SIG says it has the potential to support up to 1,700 jobs and signals a departure from traditional industrial schemes as it looks to keep the majority of woodland and hedgerows on the site.

The Site Allocation Plan is a key document within the Local Plan that identifies sites for employment, retail, housing and greenspace. SIG also says it hopes to be able to submit a detailed planning application for the first phase of Integral in the second half of the year, following the outcome of the current outline application.

Adam Varley, development director at SIG, said: “We are delighted that Brown Moor has been allocated with the Local Plan following recommendations from the Planning Inspectorate. We see that site as a key strategic site to allow the expansion of Thorpe Park Leeds and our development proposals support the continued growth of the park and future diversifying the mix of employment opportunities generating major economic benefits for the region.

“The logistics sector is one of the fastest growing areas of employment in the UK and our plans and proposals for the scheme will deliver against a tight supply of prime space within West Yorkshire designed to cater for sustainable business practice as well as attracting exceptional talent.”
