Administrators of a failed holiday lodge company are hoping to secure £4m for its North Yorkshire site.
Roseberry View Lodge Retreat at Great Ayton is on the market after insolvency specialists at KBL Advisory were appointed to the company behind it, ACP Leisure Ltd. The 10.57 acre site near Stokesley includes 10 luxury three-bedroomed holiday lodges, each with modern facilities and hot tub, as well as a four-bedroom detached house, two holiday cottages, and a reception with offices and storage buildings.
ACP collapsed after it was unable to repay a £1.9m loan to business lender Assetz, which had been acquired a connected company in 2019 and used to buy the land at Strawberry Fields and build the properties. Administrators said that earlier this year, Assetz had become increasingly concerned about the young company’s solvency as it had built up six months of loan repayment arrears to the tune of more than £87,000.

Accounts show that ACP had made a loss of £157,000 in the year to the end of September 2021, with further losses accumulated since. In June, Assetz appointed Steve Kenny and Richard Cole of KBL Advisory and agreed to fund continued trading of the firm for 12 weeks on the basis that a sale of the land and property and of the business as a going concern would boost the chance of recouped money. One of site’s 10 staff was made redundant.
KBL said deposits for future weddings and events had been taken from a handful of customers prior to their appointment. It was decided those events could not go ahead, resulting in eight customers with combined claims of more than £15,000. The administrators say they do not yet know if those people will receive money from the process.
Consultants at Walker Singleton are now marketing the site, which also includes a children’s play area, dog play park, communal barbecue area and playing fields.
