Rural North Lincolnshire hotel plans grand refurbishment

Plans to convert a rural North Lincolnshire hotel into a 15-bed house in multiple occupation (HMO) have been withdrawn, and replaced with a proposal to expand the hotel’s capacity.

Grimsby Live previously reported on an application to convert the Amethyst Hotel in Townside, East Halton, into an HMO. Scores of villagers objected, as did Humberside Police and the area’s then-MP Martin Vickers.

It was withdrawn in February, and a new application made in March to change it to residential use. This again prompted resident objections and was withdrawn in April.

Now, a fresh application has emerged that would retain Amethyst Hotel’s current use. The building would be refurbished, including the provision of en suites for a few existing bedrooms that do not currently have this. The ground floor would also be readapted to provide for eight more en suite bedrooms, using currently redundant space.

Amethyst Hotel

East Halton Hotel Ltd is the applicant for Amethyst Hotel’s rejig. Car park spaces would be increased by six to 26, and ten cycle and two motorbike spaces created too.

“Originally built as a petrol station the building has benefitted from a historic change of use and is in need of a programme of works to upgrade the existing facilities,” a planning document states. The building’s refurbishment will also see modern cladding replace vertical tile hanging, and new windows to “make it more desirable to prospective hotel customers”.

It states the refurbishment will “help secure the future of the business that will provide short term accommodation for both visitors and workers to the area”. Some works on site have already begun.

An application document stresses there will be a responsible person sited in the caretaker’s flat, which will ensure detailed records of guest stays and their duration. “This will alleviate fears that that prospective guests are not using the hotel as a permanent address.”

Scunthorpe hotel plan to double room numbers

Amethyst Hotel is not the only short-term accommodation in North Lincolnshire that has plans to expand its capacity. Cosgrove Guest House in Wells Street, Scunthorpe, has applied for permission to build a two-storey extension.

This will allow it to more than double its capacity, from 13 to 27 en suite bedrooms. It was before 2002 when residential buildings were converted into the guest house. An application document states it is the only town centre location where many rooms are available on short term lets for visitors and businesses.

“The current business is successful, and owners are looking to double the size of rooms making use of the existing rear yard area.” BA Properties 2014 Ltd is the applicant. There will remain six car spaces on site, though guests are expected to use a nearby public car park. Twelve bicycle spaces will also be created.

Former Thai restaurant conversion in Barton

The former home of Thai restaurant Chao Baan in High Street, Barton-upon-Humber, is set to be converted. An application has been made for a lawful development certificate for proposed use or development of it as a retail shop.

There is scant extra detail in the application about its future use, beyond that the applicant is Model Market Ltd. Companies House shows this company is registered to a Barrow upon Humber address and specialises in “retail sale via mail order houses or via Internet”.

Chao Baan ran for four years, from 2019 until November 2023. In a message on its Facebook page announcing its closure back then and thanking customers, its owners stated: “Sadly, despite surviving the global pandemic that was Covid, this financial crisis was a step too far for Chao Baan and we are now permanently closed.” Three months earlier, the restaurant also posted about frustration with no show bookings, who did not ring up to cancel.

During its short time, Chao Baan gained a glowing TripAdvisor reputation and was highly rated in a Grimsby Live review. It also worked with Jobcentre Plus in 2019 to help five people on Universal Credit get back into work.
